If you approach the area from the west along Im Kautengewann, you come to the first neighborhood square, which is publicly accessible. It is located to the north of the road that runs through the neighborhood and will serve as a place to meet and relax. A regionally conscious planting concept provides environmental value and aesthetic appeal.
Development period: planned for 2026–2027
The south neighborhood square is located to the south of Planstrasse. It also serves as a visual transition to the waterfront and a place to gather or relax. New bushes and trees will improve the biodiversity.
Development period: planned for 2031–2032
The east neighborhood square between Lise-Meitner-Strasse and Planstrasse will be an inviting space to while away some time. It will serve as a landscaped nucleus uniting the residential areas, the much-frequented areas around the day care center and the public thoroughfares within the new neighborhood. Boasting green areas landscaped in a variety of ways, the east neighborhood square will be the perfect place to meet other people and linger a while.
Development period: planned for 2028–2029
The area between Lise-Meitner-Strasse and Im Kautengewann will comprise apartment buildings with four to five floors plus penthouse levels, all beautifully arranged around the square. A total of around 500 apartments are being built here, ranging from studios to 4-bedroom properties for a good balance. All of the apartments have a balcony, terrace, or – depending on the location – a roof terrace. As part of the sustainable mobility concept to promote non-motorized transport, cars are parked in the underground parking garages, with access and exits on Im Kautengewann and via Planstrasse. This infrastructure allows for car-free living within the neighborhood. The underground parking garages can also be accessed from the apartment buildings themselves. Most of the buildings have green roofs and photovoltaic units, which boost the environmental benefit and form part of the sustainable energy concept. On the ground floor, residential retail units with short-term parking spaces in front cater to the neighborhood and the surrounding area. Development period: planned for 2022–2026
Mirroring the western development, this sub-area extends south of Lise-Meitner-Strasse. It is made up of apartment buildings with four to five floors, plus penthouse levels. The buildings, which have a ring-like shape, each incorporate a quiet, leafy inner courtyard. A total of around 300 apartments are being built here, with a focus on apartments for couples and families, mostly with 1 to 3 bedrooms, plus some studios and 4-bedroom apartments. All of the units have a balcony, terrace, or – depending on the location – a roof terrace. The residential buildings overlook a car-free community square in the middle, to which the planned day care center will have access. In this way, the area offers a mix of quiet spots, meeting points, and zones for the general public to access the social facilities of the neighborhood.
Parking spaces will be available in a large underground parking garage with access and exits via Planstrasse and Lise-Meitner-Strasse, ensuring that thoroughfares within the neighborhood remain free of cars.

At the southern end of the Main Au neighborhood, various ground floor premises will be occupied by housing-related businesses. According to the current plans, the heritage-listed building beside the River Main at the southwestern end of the site will be renovated by BUWOG and will later house catering outlets. Its southern side opens onto the riverside promenade, and it also offers good car access via the nearby parking lot.
Around 180 apartments ranging from studios to 4-bedroom units, all with a balcony, terrace or roof terrace, are also being built in this sub-area. The apartment buildings have a mix of apartment sizes, spread over three or four floors, plus a penthouse level. Three striking high-rise buildings with extraordinary views of the River Main are being built near the riverside promenade.

The area is also home to a long hall that is protected for its cultural heritage. This building will be renovated by BUWOG and then put to public use.
This attention given to the existing listed building, the prominent wall along the riverbank of the Main and the historic features of the façades give the neighborhood a unique look and identity of its very own.

In the southeastern section of the new Main Au neighborhood, several apartment buildings are arranged around three green courtyards with areas for playing and gathering. Most of the buildings have four floors and a penthouse level, but in the northern corner of the site, the complex features a particularly striking architectural design with two additional floors. Meanwhile, three standalone residential buildings on the riverbank break up the built environment as you approach the waterfront.
All of the buildings will have green roofs, and there are plans to fit them with photovoltaic systems. A total of around 400 apartments ranging from studios to four-bedroom units are being built here, all with a balcony, terrace or roof terrace.
To the south, the abundantly planted outdoor spaces for the neighborhood, featuring play and meeting areas, transition seamlessly into the waterfront promenade, where a restored crane harks back to the area’s industrial past.

This area was used for industry from the late 19th century onward, as its riverside location offered functional and strategic advantages. Raw materials could be transported here by boat, and the products from the manufacturing plants loaded up for sale. A historic crane still stands here today as a reminder of the former use of the Bautz site. It is being renovated and will remain a landmark that will be visible from afar when coming from the west or east via the upgraded riverside promenade. BUWOG will cover the costs of upgrading and reconstruction.

Josef-Bautz-Strasse will be redeveloped into a Main riverside promenade as part of the development of the new Main Au neighborhood. The environmental benefits of the area will be enhanced in the process by replanting numerous trees to create an avenue-like feel and provide shade on hot days.
One striking element of the Main riverside promenade will be the restoration of part of the historical waterfront wall to its former splendor.

The existing listed buildings have been incorporated into the development concept and help to give the neighborhood and distinctive look and identity of its own.

The central park is like a green ribbon running along Planstrasse and connecting the individual sub-areas together. Extending around 400 meters, it features a number of areas for special purposes, such as play areas, seating, green expanses and retention areas, joined up with gently staggered footpaths. In terms of environmental sustainability, this approximately 10,000 m² park helps to drain rainwater in the neighborhood and return it to the natural water cycle. Through evaporation, green areas also help to mitigate peak temperatures on hot summer days and improve the microclimate within the neighborhood. Planting with regional species and the creation of meadows in conjunction with the local nature conservation agency will also boost diversity, provide habitats for beneficial insects such as butterflies and wild bees, and serve as breeding grounds for ground-nesting and native birds.

Adjacent to the eastern edge of the neighborhood is a conservation area specially designed for the needs of protected species. This expertly constructed habitat accommodates protected species that are being relocated and reintroduced in coordination with the local nature conservation agency. The animals protected under the BUWOG wildlife conservation program include the sand lizard, blue-winged grasshopper, house sparrow and serin finch.

Making space for the future – and a new generation of Hanau residents! BUWOG is responsible for specialist soil rehabilitation of a roughly 4,000 m² plot of land to the east of the site. The company will also provide the necessary utility connections – power, infrastructure, and supply – before turning it over to Hanau City Council, who will set up and run a day care center there. With great connections to the new neighborhood and a spacious, naturally designed outdoor area for little ones to play, the two-floor building will offer appropriate premises for the facility, and will cater to around 140 children in total.
